Project Overview
We worked closely with the landlord and developer to convert an existing retail space in Southcenter Parkway Shopping Center into the second location for a Vietnamese family-owned market. The project covered a total area of 27,000 square feet, including 7,000 square feet dedicated to six food court cafes with fewer than 12 seats each.
Design & Space Planning
We led the design team in conceptual design and space planning, and provided strategic support for tenant sublease arrangements to ensure optimal space utilization and tenant mix.
Design Elements & Themes
Our design featured elements of traditional Vietnamese landmarks, such as the Cho Ben Thanh roof, and incorporated oceanic seafood themes with simple artifacts and decor to create an authentic cultural experience.
Permits & Coordination
Permits for tenant improvements were submitted separately for the market and the food courts. We coordinated with the plumbing consultant and contractor but were not involved in the market's construction build-out.
